TYPES OF COMPREHENSIVE RENOVATIONS

A comprehensive renovation means intervening in the property as a whole: not just updating finishes, but modernising the internal structure of the home, improving its energy performance and adapting the layout to make the most of the floor area. It is the right choice when the property is old, dated or simply doesn’t suit the way you live.

The work always follows an order that cannot be changed without paying for it later: demolition and rubble removal, setting out the new layout, electrical, plumbing and air conditioning services, partitions and suspended ceilings, wall and floor tiling, internal and external joinery, painting and finally the fitting of kitchen, sanitaryware and electrical accessories. In between there are drying and delivery times that cannot be rushed, and that is where a well-planned job differs from one that drags on forever.

What most delays a full renovation is usually not the building work itself, but two things: decisions left until later (the tiles, the joinery colour, the kitchen model) and the lead times for kitchens and joinery, which now govern the programme. That is why we close specifications and choices before anything is stripped out.

What Is a Comprehensive Renovation and What Makes It Different?

We also carry out partial renovations where there is no need to touch everything. The dividing line is straightforward: if services have to be renewed or walls moved, a full renovation makes sense, because any later work would mean lifting what has just been done. If the property is sound and only needs its finishes brought up to date, a well-planned partial renovation solves it for considerably less. We will tell you which is which at the visit, even when the answer generates the smaller invoice.

Almost always, in one form or another. Renovations that do not affect the structure, the façade or the use of the property are normally handled through a responsible declaration or minor works consent; if a structural element is touched, the façade altered or the use changed, it becomes major works and requires a stamped technical design and appointed supervision. In a block of flats you must also notify the managing agent, respect the working hours set by local by-laws and apply for permission if the public highway is occupied with a skip or platform. We handle the paperwork and tell you from day one what your case needs.

During a full renovation it is not realistic: there is demolition, permanent dust, open services and days without water or electricity. The usual approach is to move out, which also shortens the programme because the teams work without restrictions. If you have nowhere to go, the works can be phased to keep one bathroom and a habitable area available at all times, on the understanding that the overall programme gets longer.

A serious renovation quote details square metres, specific materials and units: if it says “tile the bathroom” without stating which tile or how many metres, that quote will move. Where you do want to open the space up, we first establish which elements are structural: in the load-bearing masonry buildings of the old town not everything can come down, and where an opening is needed it is resolved with a lintel calculated by an engineer, never improvised on site.

Porcelain on floors and wet areas, compact or porcelain worktops, washable emulsion paint, joinery with impact-resistant edges and brass taps with ceramic cartridges. These are materials that age well and, above all, can be replaced without redoing half the property. We always specify to your taste and budget, and show you samples before anything is bought.
