Rope access work

There are façade repairs that simply do not justify erecting a scaffold: a joint leaking on the eighth floor, loose tiles above the entrance, a blocked gutter. Putting up and taking down a scaffold for that costs more than the repair itself, blocks the pavement for weeks and needs permits. That is where rope access comes in.

At Grupo Construcciones Alicante we carry out work at height using rope access techniques across Alicante and the province, with certified technicians and approved equipment. We reach the exact point that needs repairing, work from above, and when it is done there is no trace: no structure erected, no pavement closed and no works in the entrance hall. For residents’ associations it is nearly always the fastest and cheapest route.

The obvious advantage is cost: on a localised repair, the scaffold is usually the largest item in the quote, and with rope access it disappears altogether. The second is time: where a scaffold needs days to erect and dismantle plus a highway licence, a rope access team starts work the same morning it arrives.

No structure against the windows for a month, no closed pavement, and none of the security concerns a scaffold creates for the lower flats. Contact & visit

We locate the damage from ground level and, where necessary, with a rope inspection documented photographically. What you can see from below is often not the real source of the leak.

Fixed quote

A fixed quote with the area or the specific points to be treated, the materials and the number of team days. For associations we prepare it in a format suitable for the owners’ meeting.

Planning

We check and install the anchors on the roof, cordon off the drop zone at the foot of the building and notify the association of the working days.

Execution

We carry out the repair from the rope, always on a twin-line system (working line and safety line) with tools tethered, working panel by panel so no area is left half done.

Quality control

We check the result panel by panel and record the before and after of every point treated, which is what the association needs to justify the expense.

Handover & guarantee

We remove the anchors and the cordon and hand over the photographic report together with a written guarantee for the repair.

TYPES & SOLUTIONS

Façade repair. Sealing cracks, replacing loose tiles, cutting back hollow areas and repairing expansion joints. In coastal buildings, salt air and humidity accelerate the deterioration of joints and cladding, and that is precisely the work that does not justify a full scaffold.

Waterproofing and painting. Application of stabilising primers and elastic paints to vertical surfaces, treatment of junctions with windows and sealing of window sills, which is where water gets in on most leaks blamed on the window itself.

Cleaning and maintenance. Cleaning façades, glazing, louvres and screens, removing nests and pigeon fouling, and installing deterrent systems. In buildings with large glazed areas this is periodic maintenance, not a construction project.

Installations at height. Fitting signage, light fittings, cameras and brackets, inspecting gutters and external downpipes, and installing certified lifelines and anchor points so future maintenance can be done safely.

Why Choose Us?

Not always. Rope access is unbeatable for localised repairs, on façades with difficult access and in internal light wells where no machinery fits. But when the whole façade has to be refurbished, large areas cut back or bulky materials handled, a scaffold or a powered platform is more productive, because it allows several operatives and materials at the work face.

The criterion we apply is simple: if the area to be treated is small relative to the whole façade, rope access; if it is the entire façade, scaffold. And we say so even when it means a larger quote, because a full refurbishment carried out from ropes drags on so long that it ends up costing more.

What is always worth doing is using the intervention to leave certified anchor points installed on the roof. From then on, any future maintenance of the building (cleaning, inspection, a localised repair) can be carried out safely without erecting anything again.

Work at height we carry out regularly in Alicante and the province:

It is a regulated system, with its own standards and compulsory training. Work is always carried out on twin independent ropes (one working line and one safety line), with verified anchors, harness and a chin-strapped helmet, and every tool tethered so nothing can fall. Operatives hold the required training and medical clearance, and the company carries the corresponding public liability insurance. The potential drop zone is cordoned off at ground level before anyone goes up.

Normally there is no need to occupy the public highway, which is precisely one of the great advantages over a scaffold: no structure resting on the pavement, no occupation licence to obtain and no associated council fee. Only a safety zone is cordoned off at the foot of the façade during working hours. We do need the association’s authorisation to access the roof and verify the anchors.

On localised repairs, considerably: erecting, hiring and dismantling a scaffold, plus the highway occupation, can cost several times the repair itself. Removing that item cuts the quote dramatically and shortens the programme, because there are no erection days. On a full façade refurbishment the comparison reverses and a scaffold is the better option.

Yes, and on façades with falling material it is the sensible first step. We carry out a rope inspection, tapping the cladding to find hollow areas and photographing each defect. With that report, the association knows what genuinely needs repairing, what can wait and what poses an immediate risk, instead of deciding from the little that can be seen from the street. It also serves as documentation ahead of the statutory building inspection.

The typical signs are tiles that sound hollow when tapped, horizontal cracks beneath balconies, rust staining indicating corroded reinforcement, and fragments appearing on the pavement or in the courtyard. Once material is falling onto the public highway, the association carries a clear liability and it is worth acting immediately: anything loose is removed to eliminate the risk, and the permanent repair is then planned without haste.
